1. Get your AFM number
Before you buy a property in Greece, we will provide you with an AFM number, which is your tax number. You will need it not only to buy a property, but also to legally work in Greece, open a bank account and more.

AFM number will be obtained from the local Greek tax office (Eforia). You will usually need to present your passport and a copy of it, your full birth certificate and a copy of it, and if you are married, your marriage certificate.

2. Always with a lawyer specialising in real estate
We always use an independent lawyer who specialises in Greek real estate. The lawyer will carry out a thorough inspection of the property you are interested in and ensure that the contract is in line with your requirements.

 

The lawyer will also ensure that you are not liable for any arrears owed by the previous owner, such as mortgage costs or taxes, and that your property complies with building and planning regulations.

3. Decide together how you will pay for your property in Greece
Although it is possible for non-residents to get a mortgage from a Greek bank, some banks may be reluctant to lend to foreigners. Opening a Greek bank account can increase your chances of getting a loan.

You can also consider other ways of financing your property, such as releasing equity, obtaining a so-called American mortgage in the country and using the funds to buy a property in Greece.

4. When selecting your future property, we will confirm the decision to buy it by depositing a 10% deposit on the reservation of the property.

A solicitor will then carry out a title check on the property to ensure that there are no debts or taxes relating to the property. Once everything is done, you can proceed to settle the balance and any necessary government fees. You will need a notary (as opposed to a lawyer) to prepare the contract. Both parties must sign the contract in the presence of the notary. It usually takes four to six weeks to complete.

5. If you want to spend a longer period of time in Greece, for example in retirement or when moving permanently, buying a property is the best option for you!
