Apartment ownership

What does this mean?
A foreigner can own an apartment 100% in his/her name under the so-called Foreign Quota.
The apartment is your property for an unlimited period of time and can be sold, rented or inherited.

- Safe and legal form of investment.
Visa to Thailand for Czech citizens
If you are planning a short-term stay in Thailand or long-term real estate investment, it is important to know what visa options you have as a citizen of the Czech Republic.
Short-term visa-free stay (up to 30 days) – Ideal for tourists
What does this mean?
Citizens of the Czech Republic do not need a visa if their stay does not exceed 30 days.
Upon arrival, you will receive a stamp (Visa Exemption) for 30 days.
You must have a valid passport (at least 6 months after arrival).
One-way flight tickets are not accepted - proof of departure from the country may be required.
Possibility of extending your stay for another 30 days for a fee of 1,900 THB (~1,250 CZK) at the immigration office.
When is it appropriate?
- For short-term tourist stays (vacation, real estate exploration).
- For investors who want to view properties in Thailand.
Tourist Visa (TR) – Extended stay up to 60 + 30 days
What does this mean?
Allows you to stay in Thailand for up to 60 days.
Possibility of extension for another 30 days at the immigration office.
The application must be submitted before departure at the Thai Embassy in Prague or online (e-visa).
Visa application requirements:
- Valid passport (min. 6 months from entry into the country).
- Completed visa application form.
- Passport-sized photos.
- Proof of return flight ticket.
- Proof of sufficient financial resources (min. 20,000 THB per person).
When is it appropriate?
- For a longer holiday or wintering in Thailand.
- If you plan to travel more around the country without the need for a visa.
Price: approx. 1,000 CZK (1,000 THB) for a single-entry tourist visa.
