You want to build a house in Greece, but where to start?

Building a house in Greece starts with buying a plot of land. This transaction consists of several stages. Our company will do everything possible to make it easier for you.

The landowner should provide a copy of their own land purchase agreement and a site plan of the land.

It will be necessary to check that the semi-plan correlates with the actual existing land and also to check the building coefficients of the land. These are factors that define the maximum allowable square footage of a building that can be
built on that particular lot. For example, on a plot with a metric area of 100 m2, which is given a coefficient of 0.4, a house can be built which has a metric area of 40 m2.

All land in Greece is divided into 2 categories:

1)Land in a populated area

2)Land outside the populated area

For example, a plot of land located in an urban area may have a coefficient between 0.4 and 2.4, which may exceptionally also be increased. For the second type, land with an area greater than 4,000 m2 is considered eligible for development (an exception may be made for land with a smaller area adjacent to a road).

The permissible metric area of a house to be built on such land shall be calculated as follows:

Land of 4,000 square metres: a building having a metric area of 200 square metres is permitted.

Lot area 4000-8000m2: the metric area of the building shall be calculated as follows:200m2 + (metric area of the plot - 4000) x0.02

Lot area over 8000m2: the metric area of the building is calculated as follows: 280m2 + (metric area of the plot - 8000) x0.01
