PROPERTY RESERVATION
To RESERVE your selected property and start the purchase and sale process, it is necessary to pay a reservation deposit at the time of signing the reservation contract with our company.

DOCUMENTS
The buying and selling process in Montenegro is quite simple. You only need your passport to sign the purchase and sale agreement.

REGISTRATION OF DOCUMENTS
The following documents are signed and registered:

Purchase and sale agreement, which can be signed in person or by power of attorney (POA);
In the case of purchasing a property from a developer, the payment schedule for the purchase and sale is described in the purchase and sale agreement. The amount can be paid immediately or it can be paid gradually over a certain period of time, depending on the agreement between the parties.

PAYMENT OF PROPERTY TAX
After signing the purchase and sale contract, the obligation to pay tax on the estimated price of the property arises.
The buyer does not pay tax if the property is for sale and
buys from a developer (company),
if it is a resale, acquisition tax is payable.
The value of the property is estimated by the government tax office. The buyer is required to pay the tax within two weeks of signing the contract, as interest will be charged for each day of delay.

PAYMENT OF PROPERTY TAX
Progressive taxation of real estate transactions is introduced as follows:
Real estate transactions up to €150,000 are taxed at a rate of 3%.
Real estate transactions from €150,000 to €500,000 are taxed at a rate of €4,500 + 5% of the amount above €150,000
Real estate transactions over €500,000 are taxed at a rate of €22,000 + 6% of the amount over €150,000.

PROPERTY REGISTRATION PROCESS
After paying the full amount of the purchase contract, the next step is to submit an application for registration of the property in the land register.
The property is then transferred to the new owner at the municipal office.
Then the new owner receives a title deed addressed to the new owner's name.
The whole process usually takes 1-3 months. Our managers will manage the whole process for you.

Notary fees

The buyer pays the notary fees and the interpreter fees when signing the purchase contract. The price of the fees depends on the purchase price of the property. It ranges from €250 and up.

What will be the costs of operating the property?

For energy and water you will pay a fee of approximately €100-200 per month during the season (May to September) and €10-15 per month off-season.

Property insurance can be arranged through our partners.

The monthly maintenance fee in Montenegro is usually €0.50/m2 of property area.

The annual statutory property tax is from €2 per m2 of usable area.

What if I buy an unfinished property or a property that needs to be repaired?

In case of necessary repairs or equipment to the property, we will recommend a specialist.

How will we take care of the operation of your property after purchase?

For an administrative fee, we will take care of transferring water and electricity to your name.

Under what circumstances can I rent?

As a guide, the rental tax is 15%, but we recommend using the services of an accountant or agency. You can arrange the categorization at the local office in a few minutes. If you don't know what to do, we can help.
