How to Buy Property in Egypt?
Egyptian law is based on English and Islamic law, and the process of concluding a purchase contract is similar to that in the Czech Republic. Law No. 230 of 1996 allows foreigners to buy property in Egypt. All you need is a valid passport and financial means.
Property Ownership for Foreigners:
• A valid passport and visa are required to purchase property in Egypt
• According to Egyptian investment law, a foreigner may own a maximum of two plots of land up to 4,000 m² each. If the buyer owns or co-owns a company registered in Egypt, this restriction does not apply.
• A foreigner may own a maximum of four properties for personal and family use
• After purchasing a property, the owner can apply for a long-term residence visa for themselves and their family members (spouse and children). The visa is issued for six months and must be regularly renewed.
Types of Properties Available in Egypt
1. Beachfront Resorts – These resorts offer beautiful private beaches and are ideal for vacationing or generating income from rentals. In addition to beaches, they provide heated swimming pools, restaurants, bars, and shops. If you are looking for a great investment with rental potential, this is the best option.
2. Resorts Without Private Beaches – These are located in the second or third row from the coastline, making them cheaper. However, they do not have private beaches, so owners must use public beaches or pay for access to hotel beaches. These resorts are suitable for budget-conscious clients looking for a cheap seaside apartment for personal use or rental.
3. Apartment Buildings – These are residential buildings primarily occupied by locals. Buying an apartment in such a building is the cheapest option, but not suitable for tourism or short-term rentals.
4. Luxury Villas – These properties can be purchased in luxury resorts or villa districts. Buying a villa is always a good investment and offers premium seaside living. However, it is crucial to ensure property management services during your absence.
Property Size & Measurement Standards
In Egypt, property sizes are listed as Total Size, which includes shared spaces and land proportions. For example, an apartment labeled as 45 m² (Total Size) may have an actual living area of 36 m², with the remaining 9 m² representing shared spaces.
Property Prices & Considerations
When buying a property in Egypt, do not be misled by seemingly low prices. A low price often means hidden risks. While bargains exist, working with a trusted real estate agency is essential to avoid fraud.
Legal Services
Unfortunately, not all local lawyers are reliable. Some cases exist where clients were defrauded by their legal representatives. Never trust an unknown lawyer—always consult a verified legal expert. Taxes in Egypt

New Real Estate Law
A recent real estate law in the Czech Republic introduced new regulations requiring that only individuals with a valid trade license for “Real Estate Brokerage” can legally offer property sales. If this designation is not listed in the trade register, the activity is illegal.
Czech citizens living abroad are not exempt from following Czech laws. Any business targeting Czech consumers (including selling property from Egypt) requires a valid Czech business license. If the agent operates under an Egyptian company with a valid license, sales can only take place in Egypt, not in the Czech Republic.
Additionally, under new legal requirements, all real estate brokers must be insured against damages caused by their business activities.
