The buying process in Turkey

How the selection and subsequent purchase of the property is done, the procedure:

Discuss how you want to view the property. You have the option to choose either a real-time online viewing or a personal viewing.

If you choose an in-person tour, we will take care of your accommodation in Alanya and organize transportation to and from the airport.

We will arrange on-site tours, where our experts will make sure you have plenty of time to choose and decide.

Once you have selected a particular property, we will prepare a booking contract and pay a booking fee so that we can reserve your chosen property for you. The reservation fee is part of the purchase price and is 2000€. It is payable to a Czech bank account. Then a deposit is paid - after agreement with the developer and consultation with the client of the financing options, the custom when signing the contract is 20%. This is followed by a repayment schedule.

Then the necessary documents are issued (purchase agreement, legal services agreement, escrow agreement).

All sums are deposited in an escrow account in the Czech Republic or Turkey.

We will prepare the necessary declarations for which signatures need to be verified by a Czech notary.

This is followed by transcription at the notary, registration in the land register and issuance of the title deed.

For hire purchase, the transfer is carried out in the same way, the difference is that the mortgage is registered in the name of your investor. Once the last installment is paid, the easement is deleted and you become 100% owner of the property.

What will I pay in addition to the above?

When you purchase the property and the Tapu title deed is issued, an expert survey is carried out and this is the document by which the fees and the amount of insurance premiums etc. are determined.

If the property is not booked during your investment stay in Turkey, services such as airport transfer and accommodation will be charged. If you decide to buy later, we will refund the amounts paid.

What will be the cost of running the property?

It depends on the project, the type of property and the richness of the social infrastructure.

If you choose a villa property type, we will inform you of the maintenance fees when you select your preferred villa.

Water and electricity are charged according to consumption, if you do not use the property and do not have consumption for utilities, you will not pay them.

Insurance for the property will work out at around €120. The premiums depend on the type you choose, Allianz is the most expensive, you can take out full or just compulsory insurance, it depends on the value of the property and the furnishings inside... you will get a quote accordingly, if you agree, everything will be implemented.

Energy is cheaper here than in Europe, again it depends on how many members are in the household, how often you turn on the air conditioning, how big the property is.

You will also pay an annual maintenance fee (we told you when you chose the property). The annual maintenance fee includes services related to the running of the complex in which your property is located, such as: pool maintenance, security, grass cutting and green maintenance, repair of the facade of the buildings, payment for electricity in the common areas and the elevator, etc.

The annual legal property tax is 1 Turkish Lira per m2.

What if I am buying a property that is not equipped or a property that I need to repair?

Furniture will also be taken care of. We will suggest several options, which we will send you as visuals and then you choose the price and type of furniture. We will assemble and arrange everything professionally.

When repairs are needed, either major or minor, we will recommend a specialist and we will check the work done by them for you.

How will we take care of the operation of your property after the purchase?

We'll take care of the water and electricity transfer to your name.

Arranging holiday property insurance is a matter of course.

With our AFTER-SALE SERVICES, we will take care of the operation and management of your property during the period in which you will not be using the property for your own use.
