The buying process in Thailand

How to select and then buy a property in Thailand, the procedure:

- Email or call us to discuss your focus.

- We will provide professional and fair advice. We will discuss your requirements, technical parameters such as size, location, etc. and select your dream property together.

- Decide how you want to look at the property.

- You have the option to choose either a real-time online viewing or a personal viewing.

- If you choose an in-person viewing, we will take care of your accommodation for three days, free airport pick-up and drop-off if you book the property.

- We will arrange on-site viewings, where our experts will make sure you have plenty of time to choose and decide.

- Once you have selected a specific property, we will prepare a real estate brokerage agreement and pay a reservation fee so that we can reserve your selected property for you. The reservation fee is part of the purchase price and is usually ten thousand euros and is part of the purchase price. It is paid into a Czech bank account.

- Then the necessary documents are issued (purchase contract, legal services contract, escrow agreement). After signing, the remainder of the purchase price is paid or, in the case of instalments, the agreed down payment.

- All sums are deposited in the escrow account of the attorney-in-fact.

- We will prepare the necessary declarations for which signatures need to be verified by a Czech notary.

- This is followed by transcription at the notary, registration in the Land Registry and issuance of the title deed.

- In case of hire purchase (for new builds), the transfer is carried out in the same way, only after the entire purchase price has been paid.

What will I pay in addition to the above?

- The cost of transfer, legal and other services related to the acquisition of ownership is 6.5% to 8% of the purchase price of the property.
If you do not book the property during your investment stay in Thailand, services such as airport transfer and accommodation will be charged. If you decide to buy later, we will refund the amounts paid.
What will be the cost of running the property?

- The energy and water charges you will pay are approximately €20-40 per month depending on the size of the apartment.
Property insurance will cost you approximately €120 per year.
You will also pay an annual maintenance fee (we told you when you selected the property). The annual maintenance fee includes services related to the running of the complex in which your property is located, such as: pool maintenance, security, grass cutting and green maintenance, repair of the facade of the buildings, payment of electricity in the common areas and the elevator, etc.
The annual statutory property tax is approximately 1 € per m2.
What if I buy a property that is not equipped or a property that I need to repair?

- We will take care of the furniture the same. We will suggest several options, which we will send you as visuals and then you choose the price and type of furniture. We will professionally assemble and arrange everything.
In case of a necessary repair, either major or minor, we will recommend a specialist and we will check the work done by him for you.

How will we take care of the operation of your property after the purchase?

- We will take care of the water and electricity transfer to your name.

- Arranging holiday property insurance is a matter of course.

- As part of our AFTER-SALE SERVICES, we will take care of the operation and management of your property during the period in which you will not be using the property for your own use.

- Transportation, welcome, accommodation, cleaning and laundry services, we will also take care of your relatives and clients.

- If you want to stay longer in Thailand, we will also take care of setting up a long-term stay (worthwhile when the next lockdown comes around, for example, or if you want to have a car there).
Want to rent a car? We will be happy to arrange it! If you would like to buy your own car, we will be happy to arrange it for you.

- If you don't like to drive so a taxi in Thailand is not expensive.
All services are paid for, and at normal prices within Thailand on the date of provision.
